How We Work Cleanly and Considerately On Occupied Homes

How we keep occupied homes clean, safe and liveable while extensions, lofts and renovations are under way.

Builder working carefully inside an occupied North London home

Most of our work happens in homes where the family is still living day to day, cooking meals, getting children to school, working from a spare room. Building work is disruptive by nature, but it does not have to make your home unliveable. Over the years we have developed working practices that keep dust down, keep noise contained to sensible hours, and keep you informed so there are no surprises.

This is not about ticking a compliance box. It is about respecting that this is your home first and a building site second, and that a well run site is also a safer, more efficient one.

Dust and debris control

Dust travels further than most people expect, especially during demolition, plastering and floor sanding. On every project we seal off the working area with polythene sheeting and zip doors, run dust extraction on cutting tools, and damp down rubble before it is moved. Skips and waste chutes are positioned to avoid dragging debris back through the house. On loft and basement jobs, where dust naturally wants to travel down stairwells, we pay particular attention to sealing landings and protecting carpets on the floors below.

Site hygiene and shared spaces

If our team is using your bathroom or kitchen, we agree that in advance and keep it clean. Where possible we bring portable welfare facilities so we are not relying on your amenities at all. Tools and materials are kept tidy at the end of each day rather than left scattered, particularly important in homes with young children or pets. Floors and staircases that are still in use get proper protection boards, not just a sheet of dust sheet that slides underfoot.

Working hours and noise

We agree working hours with you before the job starts and stick to them, which matters in terraced streets across Barnet, Haringey, Camden and Islington where neighbours are close by and many councils have specific hours for noisy work. Noisy tasks such as breaking out concrete or cutting steel are scheduled for the middle part of the day where practical, not first thing or last thing.

Communication throughout the job

A project with no news is often a project heading for a problem. We give you a point of contact on site, update you on progress each week, and flag anything that changes the programme or cost before it becomes an issue rather than after. If access needs change, if we uncover something unexpected behind a wall or under a floor, or if a delivery is delayed, you hear about it from us directly.

What this means for you day to day

  • Work areas sealed off with dust sheeting and zip doors to protect the rest of the house
  • Clear agreed working hours, respecting neighbours in terraced and semi-detached streets
  • Tidy site each evening, tools and materials stored away rather than left underfoot
  • A named contact you can speak to directly about progress or concerns
  • Protection for floors, stairs and doorways that are still in daily use
  • Advance warning of any noisy or disruptive stages so you can plan around them

Common questions

Can we still live in the house during the work?
In most cases yes, particularly for extensions, loft conversions and single-room renovations. We plan the sequence of work to minimise disruption to the rooms you still need.
Will you need access to our kitchen or bathroom?
Only if agreed in advance, and we keep any shared facilities clean. Where possible we bring our own welfare facilities to avoid relying on yours.
What happens if you find something unexpected during the work?
We stop, assess it, and speak to you before proceeding, explaining any impact on cost or programme so you can make an informed decision.
